INTRODUCTION OF ELECTRONIC-NOC BY DUBAI LAND DEPARTMENT (DLD)
The No Objection Certificates (NOC) can be obtained by the property sellers electronically. Dubai Land Department has been continuously introducing modern ways to make transactions more efficient, transparent, easier, and straight-forward for the property buyers and owners. The introduction of eNOC is among the best initiatives. The process of selling a property involved acquiring an NOC from the Developer however, it is now more efficient where the seller can apply online through DubaiREST app.
The old system involved a fee payment to the developer ranging from AED 1,500 to 3,000. DLD has not specified any fee to acquire an eNOC. This new system eliminates the obligation to pay NOC fee to the Owners Association (OA) or developers.
In order to get an eNOC the property sellers need to follow the following steps:
Step 1: Download and login “as owner” to DubaiREST application.
Step 2: Go to Dashboard
Step 3: Choose the property for which an eNOC is required.
Step 4: Click the service menu then select eNOC.
Step 5: Submit.
Step 6: The owner will be notified once accepted or rejected.
